Medellín Penthouse Investor Visa: How a Luxury Real Estate Purchase Can Become Colombian Residency in 2026

October 7, 2026 By Dev Team 5 Min Read

For many international buyers, a Medellín penthouse is about the view: city lights climbing the Aburrá Valley, a private terrace above El Poblado, year-round spring weather. But for a growing number of investors there is a second payoff that rarely makes the brochure. In Colombia, buying the right piece of luxury real estate can open a direct path to residency.

What Is Colombia’s Real Estate Investor Visa?

Colombia’s Migrant (M) visa for real estate investors is available to foreigners who purchase property above a threshold set at 350 times the monthly minimum wage (SMMLV). With the 2026 minimum wage set at COP 1,750,905, that threshold works out to roughly COP 612.8 million, or about US$150,000–165,000 depending on the exchange rate on the day you transfer funds.

That figure is only the floor. Penthouse pricing in Medellín’s top neighborhoods sits comfortably above it, which is actually an advantage: one of the most common mistakes is buying right at the minimum, where a small dip in appraised value or a currency swing can complicate a renewal.

Why Penthouses Clear the Bar Easily

Luxury towers in El Poblado routinely price well beyond the visa minimum. A recent example is Treebal, a 14-floor, 39-unit tower by developer Conconcreto in the Los Balsos sector of El Poblado. Units range from about 125 to 355 square meters, with starting prices around COP 2.17 billion (roughly US$550,000 at recent exchange rates) and per-square-meter pricing reported between COP 14 million and COP 30 million depending on finishes and location. Low-density design, protected-reserve views, and resort-style amenities are what separate this tier from standard apartments.

For a buyer, that means a penthouse purchase can satisfy the visa requirement several times over while delivering the larger terraces, higher ceilings, and privacy that justify the premium.

The Requirements That Matter

The visa rules are specific, and details decide approvals. Based on current guidance from Colombian immigration law firms, buyers should plan for the following:

Title in your name. The property must be registered in the applicant’s own name, supported by the public deed and a Certificate of Tradition and Freedom showing clean title.

Registered foreign investment. The funds must enter Colombia through the proper foreign-exchange channels and be declared as foreign investment. Skipping this step is one of the costliest errors buyers make, because the visa application relies on that paper trail.

Continued ownership. You need to keep the property for as long as the visa is valid.

Presence rules. After five years as an M visa holder, you may apply for permanent residency, provided you have kept continuous presence. Absences beyond 180 consecutive days within any 365-day period can jeopardize your status.

Visa Strategy Meets Investment Strategy

The most effective buyers treat the visa as a bonus layered on top of a sound property decision, not the reason for it. Location, building quality, developer track record, and resale liquidity should come first. A penthouse in a well-managed El Poblado tower, in Provenza or Los Balsos, tends to hold value and attract both long-term renters and short-stay guests when you’re not in residence.

It also pays to build a margin of safety. Choosing a property priced meaningfully above the minimum, and documenting the purchase carefully from the first wire transfer, keeps future renewals simple.

Where the Visa and the Lifestyle Meet

Residency is only part of the appeal. Penthouse owners in Medellín typically enjoy private elevator access, wraparound terraces, and amenity decks with pools, spas, and fitness studios, all minutes from the restaurants of Provenza and the parks of Los Balsos. Because many luxury towers are low-density, residents also get a level of quiet and service that standard apartment buildings rarely match.

Foreign owners also tend to value the practical benefits: a secure base for extended stays, the flexibility to spend months at a time in a mild climate, and the ability to bring family or business partners to a property that feels like a private hotel suite. For investors, that mix of usability and long-term value is what makes the penthouse segment distinct from the broader market.

Whether you plan to live in Medellín full time or simply want a world-class second home with a residency pathway attached, the combination of strong pricing relative to other global cities and a clear visa framework is hard to ignore in 2026.

Work With the Right Team

Residency law and foreign-investment registration change over time, so confirm current requirements with a licensed Colombian attorney before you commit. This article is general information, not legal advice. A good attorney, a reputable developer, and a local advisor who understands the penthouse market can turn a complicated process into a routine one.

Home away from home. The staff is excellent, location excellent, very well appointed. Jacuzzi doesn’t get hot and they can’t seem to fix, but it’s a nice refreshing chilled whirlpool bathtub. This place is overall excellence.

The property was absolutely beautiful, very well equipped and in excellent condition. Everything was thoughtfully prepared and exceeded our expectations. The property manager, Oscar, was extremely helpful, responsive, and very professional throughout our stay, always answering my questions on time and taking his time to explain things to me, certainly a master of his craft. Laura and Doris were also wonderful, both were very friendly and went above and beyond to accommodate me and my partner, which we truly appreciated.

sometimes things happen on a trip that can't be controlled, especially in Medellin. The internet was slow as I arrived and they immediately sent a technician to fix it as I had lots of meetings the next few days. Their attention to detail and response was world class. The property was clean and immaculate. Would definitely stay again

Sean

This lovely stay was an oasis! It was private, secure, safe. well decorated, and absolutely gorgeous. There are details throughout that makes you feel like you are staying in a place featured in a design magazine. The private jacuzzi was lovely. The projector in the bedroom created an amazing movie night in bed. Our plan was to hit a bar or club in Poblado, but we decided not to leave and enjoy our stay at this lovely unit.

Sharif

Very comfortable place and large area the jacuzzi is also very nice and a good size the patio is a nice relaxing area the bedroom has a retracting projector screen everything is great about are stay that staff were always nice if I had to be picky if you have a lower car (my rental was a smaller Chevy sedan) pulling in and out of the parking garage was scraping some do to the angle
