El Poblado Penthouse Prices in 2026: A Buyer’s Guide to Medellín’s Most Coveted Neighborhood

March 26, 2026 By Philip Ossa 5 Min Read

Medellín’s El Poblado neighborhood has long been the crown jewel of Colombia’s luxury real estate market, and in 2026, demand for penthouses here shows no sign of slowing down. Whether you are a foreign investor looking for strong appreciation potential or a lifestyle buyer drawn to year-round spring weather and world-class dining, understanding the current pricing landscape is essential before making your move.

Here is everything you need to know about El Poblado penthouse prices this year — and why savvy buyers are acting now.

Why El Poblado Remains the Top Choice for Penthouse Buyers

El Poblado sits in the southeastern hills of Medellín, offering elevated views of the Aburrá Valley and easy access to the city’s best restaurants, boutique hotels, and nightlife. The neighborhood is home to Parque Lleras, the upscale Provenza corridor, and quiet residential enclaves like Los Balsos and Manila that attract discerning buyers seeking privacy without sacrificing convenience.

For penthouse buyers specifically, El Poblado delivers what few neighborhoods in Latin America can match: modern high-rise construction with floor-to-ceiling windows, private rooftop terraces, infinity pools, and concierge-level building amenities — all at a fraction of the cost of comparable properties in Miami, Lisbon, or Mexico City.

The neighborhood also benefits from Medellín’s ongoing infrastructure investments, including expanded metro lines and improved road connectivity, which continue to drive property values upward.

What Penthouses Cost in El Poblado Right Now

As of early 2026, penthouse prices in El Poblado vary significantly depending on the micro-zone, building age, and finish level. Here is a general breakdown of what buyers can expect:

Entry-Level Luxury (COP 950 million – COP 1.5 billion / USD $230,000 – $365,000): These are typically penthouses in older buildings or slightly less central locations within El Poblado. Expect 150 to 200 square meters, three bedrooms, and standard building amenities like a gym and pool. These units often present excellent renovation opportunities.

Mid-Range Luxury (COP 1.5 billion – COP 3 billion / USD $365,000 – $730,000): The sweet spot for most foreign buyers. Properties in this range are found in newer constructions along the Provenza corridor, in Manila, or in the quieter streets near Parque El Poblado. Expect 200 to 300 square meters, high-end finishes, smart home features, private terraces, and full building amenities including coworking spaces, rooftop lounges, and 24-hour security.

Ultra-Premium (COP 3 billion – COP 6 billion+ / USD $730,000 – $1.45 million+): The top tier of El Poblado’s market features penthouses of 300 to 400+ square meters in the most exclusive buildings. These properties often include private elevator access, wraparound terraces with panoramic valley views, designer kitchens, and resort-style amenities. Buildings in Los Balsos, upper Las Palmas road, and select new developments command these prices.

Price Growth and Market Momentum

El Poblado’s prime micro-zones — particularly Provenza, Manila, and Los Balsos — are experiencing annual price appreciation of 10 to 14 percent in nominal terms. This growth is being driven by several converging factors.

First, buildable land in El Poblado is genuinely scarce. The neighborhood is hemmed in by mountain terrain and existing development, which limits new supply and supports long-term price appreciation. Second, Colombia’s growing appeal to digital nomads, remote workers, and international retirees has created sustained demand for high-quality housing in the city’s most desirable district. Third, short-term rental platforms have made penthouse ownership an attractive income-generating investment, with well-located properties in El Poblado maintaining approximately 85 percent annual occupancy rates.

For foreign buyers, the Colombian peso exchange rate adds another layer of value. With the peso trading at historically favorable levels against the US dollar and euro, international purchasers are effectively getting more square meters of luxury living for their money than they would have just a few years ago.

Additional Costs Buyers Should Plan For

Beyond the purchase price, penthouse buyers in El Poblado should budget for several recurring costs. Monthly HOA fees — known locally as “administración” — typically range from COP 750,000 to COP 2.4 million (roughly USD $180 to $585), depending on the building’s amenities and size. Quarterly property taxes, or “predial,” range from COP 1.2 million to COP 4.3 million based on the property’s cadastral value and strata classification.

Buyers should also account for notary and registration fees at closing, which generally total around 1.5 to 2 percent of the purchase price, plus legal fees if working with a local attorney — which is highly recommended for foreign buyers navigating Colombian property law.

Why 2026 Is a Strategic Time to Buy

Industry analysts predict that Medellín’s luxury market is transitioning from recovery to sustained expansion in 2026, driven by increasing foreign capital, the maturation of short-term rental demand, and limited new penthouse inventory in El Poblado’s most sought-after blocks.

Buyers who move now are positioned to benefit from continued appreciation while entry prices remain well below comparable global cities. A penthouse that costs USD $500,000 in El Poblado would easily command two to three times that price in neighborhoods of similar quality in Miami’s Brickell, Mexico City’s Polanco, or Lisbon’s Chiado district.

Home away from home. The staff is excellent, location excellent, very well appointed. Jacuzzi doesn’t get hot and they can’t seem to fix, but it’s a nice refreshing chilled whirlpool bathtub. This place is overall excellence.

The property was absolutely beautiful, very well equipped and in excellent condition. Everything was thoughtfully prepared and exceeded our expectations. The property manager, Oscar, was extremely helpful, responsive, and very professional throughout our stay, always answering my questions on time and taking his time to explain things to me, certainly a master of his craft. Laura and Doris were also wonderful, both were very friendly and went above and beyond to accommodate me and my partner, which we truly appreciated.

sometimes things happen on a trip that can't be controlled, especially in Medellin. The internet was slow as I arrived and they immediately sent a technician to fix it as I had lots of meetings the next few days. Their attention to detail and response was world class. The property was clean and immaculate. Would definitely stay again

Sean

This lovely stay was an oasis! It was private, secure, safe. well decorated, and absolutely gorgeous. There are details throughout that makes you feel like you are staying in a place featured in a design magazine. The private jacuzzi was lovely. The projector in the bedroom created an amazing movie night in bed. Our plan was to hit a bar or club in Poblado, but we decided not to leave and enjoy our stay at this lovely unit.

Sharif

Very comfortable place and large area the jacuzzi is also very nice and a good size the patio is a nice relaxing area the bedroom has a retracting projector screen everything is great about are stay that staff were always nice if I had to be picky if you have a lower car (my rental was a smaller Chevy sedan) pulling in and out of the parking garage was scraping some do to the angle
